One problem is when the current owner purchased the house in 2001, that house was already outdated by a couple of decades. So add another 10 years and absolutely no upgrades, it is now really showing it’s age.
I wonder how its insulation stands up to new constructions circa 2010?

Yeah, agree w/OCR. It was outdated when they bought it and 10 more years of no upgrades during a bubble, well, that’s not going to help. Like time is standing still. I’m not sure if that house as outdated as it is w/that view is worth a million. Whoever buys it most certainly would want to upgrade. What would it cost to upgrade, add that to the price tag and then see if there wouldn’t be something else in that price range that might be better.
I think a lot of the more expensive fixes (the kitchen and the bathrooms) would get a pass in a smaller, less ambitious, less expensive home. The problem here is that this house was obviously supposed to be a show-stopper (all those soaring open plan spaces), and so the datedness of the kitchen and bathroom and that knotty pine (?) stuff on the ceilings stands out like a soar thumb. This house is saying, “I’m a big fancy dream home!” while everybody who sees it is saying “nu-uh!”

If you were the owner and agent and googled your address, would you appreciate some wise-acre cracking on your house? Even though this one is a bland though worthy discussion, they would probably take it personal.

Big problems with style violations there. Even in 1986 (I remember it well) blue carpet, cheap clearance sale slate and shiny ceramic in upper end homes was no bueno. Twenty five years later you gotta question what the current owners are thinking. I see $75k easy to bring it up to snuff.

The said owner could have very well bought something just a couple of year old with much updated interior and likely cheaper and after 10 years, still new enough that a complete gutting isn’t needed to get a sale.
OCR, yeah, but no ocean view! Not exactly the best comparison…
That’s why I picked it.
This home, despite lack of ocean view, managed to sell for over a million while the ocean view style deficient home struggle on the market.

Hey Jr. at #5 and #6. If you’ve been viewing this site long enough you should know why these vids usually show up on the weekend and why the address is not given. The reason is to minimize the chance that someone’s feelings get hurt in the process of Jim conducting a useful discussion.
Anyway that was a great post Jim. I can feel the that pro vs. con war happening in the head of the potential buyer of that home. If there was no view you could just offer a to pay a price low enough to pay for the remodeling but damn, that is a fine fine view.
Price history says that the price was 21% higher than the 1989 price (which of course was a bubble as well).

Still though the price is now basically flat after the last 20+ years. I think the glut of newer high-end homes in the area is to blame for the two lost decades. History suggests that if the house is worth 1M today, in 2011, then that it is probably what it will be worth in 2020 as well.
Wow. That’s the first house I’ve seen on here that I would actually buy. The location, the size, the views, all perfect. I could do a lil updating as long as the things I can’t change are right.
And this one is a true gem. Now I’ve gotta figure out where I stashed that extra mil I had laying around…
I love old La Costa! The houses right on Box Canyon (?) are really cool, as are those condos on the other side.
Unique area and I would love to live there. Great views too!
