We listed for $1,299,000 on July 15, 2007, but missed the $1.5M ez-qual window by a week or two and didn’t sell.

I take it there have been no significant changes to the property over the last four years?
This older video actually makes me wonder: How much pre-production do you do on your current videos? Do you have set of notes listing the highlights you want to hit? Or is it entirely extemporaneous these days?
Pre-production?
I make sure the camera batteries are charged. But I do walk through the house prior to starting to see if there are any items worth noting.
Sometimes you’ll hear me ruffling the listing paper, which I carry with me but don’t use much.
I rely on the captions to fill in the blanks – they come in very handy!
Who the heck was that positive and presentational realtor guy in that house video?
That was a good video for a premium property. The style you’ve developed, though, works for any property. Good job.

I don’t know about the slightly negative comments…I enjoyed that video. Sometimes, flashiness is good.
