If you want to be south of the 56 freeway in Carmel Valley, 92130, and don’t want to back to power lines, this is a fairly typical million-dollar offering these days:

    I live not far from this house, and there’s one row of houses buffering my house from Carmel Mountain Road. From talking to my neighbors who do back up directly to this road, I get the impression that some of them are finding the noise to be worse than they expected. So this is something to carefully consider before buying.

    Even though it may be quiet inside with the windows shut, consider the possibility that you will want to sleep with the windows open in the summer. There are fewer cars at night, but they don’t drive any slower. The noise is just more sporadic at night.

    Having other houses in between you and the road makes a difference, and having your bedroom on the opposite side of the house from the road makes a big difference at night. I don’t think a big backyard (further distance between the road and the back of the house) is going to make much difference in noise levels. (I don’t think that Jim was suggesting that is would, just that it might add enough value to make up for the noise.)
