Momentum seems to be building, but it can be a fickle market. Thankfully there are enough sellers holding out for crazy money that those who come in sharp on price, tend to stand out. But those aren’t the only ones selling.
Here are examples of listings recently marked pending in Carmel Valley and Carlsbad:

I’d say anyone who sold their house in less than 7 days was too low.
I guess what you are saying is that if a home has just listed, a Buyer should look at the comps listed with +30 days on market for what not to pay.
Maybe a Seller has other options besides dropping price. Perhaps a Seller should list for only 30 days maximum and insist that the Broker/Agent be present for every home showing. If no offers, pull the house from the market, wait 30 days and re-list with a slightly lower number, (like $500). The market is heating up and prices will be going up as well.
And, maybe if the Seller’s Broker sells it in 30 days add another 1% to their commission. If you’ve got a Buyer’s Broker with a qualified Buyer then offer that Broker another 1% if they hit list price.
Offer the buyers broker an extra 1% if they hit list price? You mean pay the buyers broker more to have his clients pay a higher price? Wow, that’s the kind of stuff that gives realtors a bad name.
