If you look at the LPs of the other homes in proximity then it doesn’t seem quite as insane. When JtR said something along the lines of paying for the dirt I think he meant it.
Trips me out that this went for $450k about 16 years ago.
In 2010 the range was $3M to $7M within a few doors of the sand, and there were six oceanfront sales from $7M to $14M.

Wow! Just wow. Being just up the coast in the OC, I am usually in the ballpark on pricing down there. Watching this video, I was thinking 6s or 7s.
Now that I’ve mapped it, the price makes a bit more “sense”.
There are only two areas in the OC where I think you may be able to get that asking price for a non-waterfront location, Newport’s Balboa Island and parts of Balboa Peninsula (though the lot you’d get would be half the size in either location).
It looks like the location of that house is a similar prime beach area.

Here’s one that is “in the neighborhood” and an auction. It’s up the street from Carson Palmer’s new dirt farm and at half the price.
It must be an acre, at least…..right on Camino Del Mar with the ugliest shack you’ve ever seen. That’s a building opportunity if I ever saw one.
