Wow! Simply wow! That is truly a beautiful home! Being a bachelor, I would be very happy living in such a wonderful place with all of the amenities within walking distance!
was this a flipper or an investor/rehab sale? If so, any idea what the seller paid for it and when?
The Bungalows are really nice and living in Mission Hills means no traffic, walking to everything = fun & free time. Add $200,000 for that compared to a tract home and its life in the car lifestyle.
Probably another example of a flipper doing good things while making good money.
Definitely a great job on the rehab. Not a bad deal for the buyer at 710k. Not my first choice in location but that is certainly a very walkable area.
The north/south park is very well known for its craftsman style homes as well. Here is one that just closed in that area for $523k.

I prefer the suburban life myself.City life seems so stale.I prefer some interaction with nature.Concrete does not give off good vibes.
robo @ #5…
If by nature you mean cookie cutter lawns with ubiquitous palm trees… by all means, you can have it.
Probably more mature trees in a neighborhood like Mission Hills. And there are canyons that sneak behind a lot of these homes. This neighborhood is not an urban jungle.
I love the area but not the schools. Maybe I’ll buy a cute craftsman there someday when the kids are out of school.
NEWSFLASH. Not all suburbia is cookie cutter homes etc.
Our area, for example, is all individually built homes, very peaceful. GUESS WHAT! Walking distance to a Jimbo’s, an Anthropologie and even (gasp) an APPLE store! OMG!
People actually clean up after their dogs, drive-by traffic is thoughtful. I lived in the UC area and it had lots of crime specifically, 3 rapes in two years and many thefts- yes, in an expensive neighborhood- lots of transient population etc. Here, your neighbors live here longer than a 6 month or 1-year lease.
I can’t believe it sold for $710,000. That isn’t even that great of a location in Mission Hills – awfully close to University. At this price it would not rent for the PITI, much less the maintenance. The buyer paid quite a premium to own.
You have to have an income of around $250,000 to buy this house. Would you mind telling us what the occupation of the new owner(s) is?
Jake, how to do figure that?
80% LTV, 30-year fixed mortgage could be around $3000 per month. Ignoring property taxes, insurance, tax deductions (that should roughly cancel out), someone making 128k would be paying about 28% of gross income for housing.
Not sure about occupation but MLS reported FHA financing.
This is FHA heaven right around $700,000. It helps create a reliable floor, of sorts, just due to the easiest money available.
FHA helps provide some traction by increasing the buyer pool, but by how much? Has to add a 25% to 50% more buyers.
Nice house, but I’m one of those who really likes the style. Owned similar years ago. More squares, but old fashioned cast iron radiators took up some floor space. Had an original but more modern style floorplan. Nice remod, but not all of it in the craftsman style.
