JTR, I know you don’t cover Mission Hills much but here is a new short sale listing in my neighborhood at more than 50% off the 2007 price. It also has the modern clean look and I think it is a great deal at the asking price of 1M.

I walked by that house in August when I was in MB. (And yes, count me among the gawkers.) There are a few other absolutely stunning ones as well.

MB Confidential is good, but after Huggy left it became a little boring. A Realtor in the area put up a huge home on two lots for his family and it was on the market in a couple of years. Has continued on the market the last few years with major price reductions. Off market now.

Art, The fact that there is a lack of parking is considered a definite plus for those of us that live here in MB. In places with a lack of public parking, the beaches are very uncrowded, even on those killer, sunny, summer days.
Daniel, What’s your point about the guy that built a place on two lots?
Pamiliza, If you can afford to buy that @ $1M, write the check as fast as you can because that number would be less than the cost to build.

No problemo Daniel. Just doesn’t make any sense to me to throw out one, single example. In my mind, a much more telling stat for Manhattan Beach real estate is that thus far in 2010, there have been 301 sales at an avg of $1.68M. Quite a few transactions for such a small city, eh?

I thought I recognized that house. I was just up staying two houses away from that house on ocean blvd on the 4th of july. That house is very nice from the outside and sits a block from the strand. Nice and quiet area too.

Manhattan Beach (actually all of those little beach communities in that area) are notorious for their lack of parking.
