Jim, have you been to this house in La Jolla? Would love to see footage of it. Description is about the scariest I’ve ever read.
Major foundation, structural, grading, drainage issues. Two seperate engineering/geo reports documenting soil instability due to poor drainage caused by improper grading. Foundation slipped & rotated with 4.5 inch difference in elevation. Multiple cracks in structure throughout interior/exterior. Three written repair estimates of $250k-$335k based on what can be seen. Costs may substancially increase with unknown plumbing & geological issues. Property on canyon’s edge & within 500 ft of fault line.
That’s an amazing view, so maybe the view and the slope cancel each other out.

Keep it…what good is a view when you’re kitchen ends up down the hill.
Someone will buy it, fall down the hill in 10 years, then act surprised and sue everyone, including their agent.

Another nice house, but there is no discount large enough to get us to buy on a cliff.

I think you can see my house from that view, LOL. No way I would bid/offer on a house that close to the slide without it being contingent on a geological/soils report. It may be fine. And as Jeeman noted on sdlookup – “The potential fall to your death off the deck with no railing comes free of charge.” LOL.

Haha, yeah, we considered the house from the listings alone, but when we went to see it, and stood on the deck, I felt on edge and nervous the whole time. There is no way I would buy a house there, except to flip it. The architecture was interesting and the pool and view was nice, but the cliff was too much.

Kathy, we saw that one too…and it was listed for $950k at the time? I didn’t know about all those problems, but the house was very dated. The bathtub in the master was pretty funny.
I guess that is one way to weed out all the wasted time being in escrow…be upfront with every possible problem.
Perhaps it’s the right place for They Might Be Giants
