We had high hopes back then, because I was assigned 20 REO listings in the first month. We thought if that continued, and moved up the price ladder, we’d have some really good blog material!
I’ve been assigned about 30 REO listings since, and while I am very grateful for the business, it is a struggle trying to figure if there will be more REOs coming to justify the workload and staff required. The latest assignment takes us back to where it all began, right around the corner from the first REO in Oceanside:

We used to own one of these identical units in the Encinitas version of Geritol Hill off of encinitas blvd. I believe the encinitas ones got up into the $600’s+ at one time…for 800sf and 1 car, and old.
Think we got in around $150k in ’98 or so…exited in 2004 at $325+/- then it really took off.
Perhaps a comparison of the 2 identical communities would show some interesting numbers on pricing and market strength between the two submarkets.
I’ve mentioned it before-I paid about the same price ($150k) as that for a 4 bedroom, 2 full bath house (normal house), 1,800 sq ft, 3 car-sized garage, 30′ x 15′ family room, on a .2 acre lot (8712 sq ft) in Riverside. So, basically, even in Oceanside, you get half as much for your dollar as here-and out in Hemet, you’d get a nearly new house almost twice the size as my place. In Irvine, $150k might get you a one bedroom converted apartment. Location, location, location.
