    In case anyone is curious, the 10,000 sf house featured in the video is owned by a guy named David Levy. David is the owner of Milton’s Deli in Del Mar and his been actively involved in San Diego real estate market since at least 1990 (though most transactions I can see appear to be transfers between family members. Weird.)

    Excellent info Jim…I believe that if a client is interested in that lifestyle then the next 12 months will prove very good to their buying strategy.

    You can get a very nice, new, custom home for less than replacement costs (including land) and it is getting very close to ‘pure’ replacement costs of the site work, const, landscaping, permits, pool, plans, etc.

    One point of clarification in the video that might confuse individuals re: your comments on construction/window recess/design review:

    There are 2 different levels/classes of homes/lots: production and custom. All of the production/semi-custom lots were sold to larger builders (dr horton, davidson, warmington, taylor woodrow, etc). They were subjected to a lower level of criteria so you’ll notice vinyl windows, minimal recess, etc.

    The custom lots (100% of vacant lots) are subject to the official design review guidelines which require more detail and more $$$.

    when the neighborhood is built out picture all the vacant dirt with custom homes…nice. The customs will over power the production homes and the “average” home will continue to trend upwards with each new home added to the inventory.

    Nameless – I believe Mr. Levy founded Chicago Bros’ pizza and the frozen food line, sold that for a few $$$ then sold the Milton’s bread line to Costco for a couple more $$.

    My guess is that selling a breadline to Costco is a lot more profitable than stressing out over real estate investing….

    My husband the architect suggested that the space on either side of those deep set windows could be used for built in closets/shelves/cupboards… Done right, it’s not wasted space and could fit the spanish /mission theme.

    I went to law school with one of the Chicaga Bro.. Yea, they did real good selling pizza and lasagna at Costco when they sold out.

    I was driving around Santaluz a few years ago. My call was you are far away from everybody. I think it was 15 to 20 minutes just to get to I-5.

    How long would drive time be in the morning or afternoon. But definitely great views.

    FYI:Ref: your comments about S-Luz and $1 Million Lots and very large Sq.Ft. Residences.I was watching today the BNP Paribas Tennis Open fm: Indian Wells and the commentators were discussing the Home Jelena Jankovic a top rated woman tennis player from Serbia was in the process of constructing in Ranch Sante Fe, a 20,000 sq.ft. 10 car garage structure. Check it out if possible. Jim J./Porter Ranch,Ca.

    She paid $1.5 for 2 acres at the top of the hill in Crosby – I’ll see if I can catch a peek.

    I’m not that familar with Crosby, but the street name is Top of Crosby.

    JRT – No such road in Crosby…Top of the Morning exsists but not likely to be 2ac there…odd. It’ll surface.

    I have mixed feelings about Santaluz. I have friends that live out there. On the positive side…good layout, nice views, spanish colonial style is great…looks great (IN THE WINTER)

    Bad: It’s a little out there…in fact, it’s way out there from the coast. For me, Fairbanks is the “this is too far east” dividing line. The fees are stunning. Getting in and getting out takes forever. I’m all for “natural” landscaping and it can be done right…but Santaluz takes it to an extreme. It looks like a barren wasteland in the summer…with mansions scattered about. Some houses have nice landscaping (native, but done right)…others are zero-scape and it looks awful.

    All in all, it’s too far east and the fees are too much. I would buy in RSF or Olivenhain for that kind of money. There was a house by me up on Hymettus (that Jim had in one of his videos)…6,500 SqFt, 1 acre, big ocean view…nothing down below you…west of the freeway…no outrageous fees ($1,300/month?!)…walk to the beach. I went inside that house and it is a stunner…beautiful!

    To each his own I guess.

    Joe – Coast kids can never understand being west of the 5, and the rest of the kids cannot imagine the old neighborhoods with no sidewalks and ‘eclectic’ nature of the beach.
