The first house had two freeways, a train track somewhere, and probably the jets flying above as well. Geez. The second house had carpet in the bathroom-lovely.
Maybe it’s not how much noise you hear that matters, but how much noise you see. The house with the Detroit River was still far enough from it that it might not bother prospective buyers. But the other house with the four lane street was right against it, with no buffer zone whatsoever aside from the really ugly pool.

I bought a house in RSF for around the same price. About the same sqft, and 2 acres to boot. Why would anyone wanna live tract for $1.2M?

Thank you, pemeliza. We found some sellers who were extremely motivated. Thanks to Piggington, we waited from 2004 until 2009, and were able to get a house in the covenant, when we were looking in Carmel Valley just a year ago. I just can’t understand throwing down 7 figures to live in arm’s reach of someone else.
If those homes in CV were $600k, we’d have moved there instead of RSF, but not for $1.2M.
Jeeman – Do you recall what the RSF golf club transfer fee is these days when you buy in the Covenant? Considering buying out there later this year. it was raised to $35k if I recall but that was pre-bubble.
I got some info in the mail, but I didn’t read it. I’ll look later tonight. But if I remember what the realtor told me, it was $49k for lifetime golfing, or $900/year for 12 tee-offs for 2 people in one year.

I am curious about why this property is not selling. Take a look (using your favorite RE listing website) at 4836 La Granada. I would think that @ $1.29M, this would fly off the MLS.
