New on SM Hilltop

Everybody is pushing it.

Not only are these guys selling new 3,700sf houses with ocean views in the low-$900,000s in SEH, bnt the seller of the contiguous parcel (that this builder hopes to purchase) has raised his price too!

    I recall similar sized homes lower down on Wild Canyon drive going for the $7-800k range back in 2007.

    Did you see any activities on the old “Symphony” and “Masterpiece” tracts just adjacent to the Ryland models? Last I checked the entire tract from the guard house was chain linked in. From zillow looks like the whole tract including these huge beautiful oceanview models were all foreclosed. somebody is still paying the $22k property tax yearly it looks like.

    for the readers, I didn’t hear something mentioned about the mello-roos. Are there any?

    The floorplan isn’t maybe the best I’ve seen. Has some interesting flow.

  3. Yes, the old monster mcmansions at the top of the hill! I haven’t heard anything, and from looking up there I didn’t see any new action.

    Mello-Roos is a feature at this tract – only $50 per month. Ryland bought out the rest.

    Tax rate is under $1.2%.

  4. Wow, reasonable Meelo-Roos for a new home purchase. Unbelievable.

    BTW, what’s with the drink station in the master (coffee and liquor). I think you had a video a few months ago with something similar.

    I assume it is an upgrade right?

  5. I don’t know – that’s a regular wine fridge in the master, do they expect people to drink wine coming or going?
