Flips Gone Bad

Alternative titles could be, “Be careful when buying a house on a slope”, or “Flippers can be good guys too”.  I saw this at Tom Tarrant’s feed because they used one of his Texas-flip photos in the beginning, though he isn’t featured:

    A semi-competent home inspector should have noted the obvious exterior deficiencies. Unless they used the home inspector provided by the flipper.

    At least the one flipper took responsibility and cleaned up his mess. He deserves a small golf clap for that.

    WOW!!!!!!!!!!!!!!!!!!! That is a guy that can sleep at night. I believe he knows he made mistakes but to MANUP to it – WOW!!!!!! That is amazing !

    So, speaking of “Get good help!”, would an “independent” home inspector really have found all these issues?

    Jim – What’s your experience here in California? Had any flipper horror stories or were you able to steer buyers clear of a potential disaster?

    A competent home inspector would have discovered enough obvious flaws on the outside that depending on the frequency and severity of said flaws should be enough to scare away potential buyers.

    Unfortunately, it is an all too common practice for buyers to rely on an inspection report provided by the seller or listing agent.

    A top notch agent (JtR is one of them) should have intimate knowledge of the good and bad flippers.

    Yes, Jim, are there any flipper-nightmare stories you can share? Home inspections are so important. I bought a new construction “Tour of Homes” from a builder I did extensive research on. I still got a home inspection. It’s been 4 1/2 years, and I’ve had no issues come up.

    Flipper stories? I had two great experiences with Tom Tarrant, but that’s about it. My buyers shy away from them because of the insane profits – most flippers are looking for $100,000 to $200,000 gains for a lipstick redo.
