We contacted them on a Sunday and they were talking to us about our family and our needs on our living room couch the following day. They carefully listened to us and worked with us to identify the best and quickest path to listing within 2 weeks to take advantage of the low inventory conditions in our South Carlsbad neighborhood. They knew our tract specifically and had many previous sales there over the years - they came prepared with a thorough analysis of comparative sales and recommended a pricing strategy that they felt confident would yield offers the first weekend on the market. It closed fast was it all cash? I think 990k was a good deal but not a great deal. Probably paid up to be on Amber which will probably end up being a prestigious street. I guess they also paid up for the guest house which was pretty nice.
I think the short sales on Lapis at 845k and 835k might have been better deals but they didn’t have guest houses, pools or the prestige of that street.

*Chuckle* And to think I was just about to post how my kids WILL wait in line for In-N-Out! And now here’s my real estate story:
About six months ago, a friend from Mississippi asked my advice re: a home she wanted to buy. We talked on the phone for about an hour, and looked at Zillow, Cyberhomes, Trulia and recent comps together.
From 1,500 miles away, I was unemotional in my assessment as I pointed out things wrong with the house–including the fact that the listing agent not only wanted my friend to be her client but was also the home builder’s sister. (She decided not to make an offer.)
Evidently, my friend was quite grateful for my advice. Not even a week later, a $20 In-N-Out Burger gift card arrived in my mailbox as a small thank-you. Yep, my two kids (19 and 23) wanted to immediately jump in the car and drive 1-hour (round trip) to munch on some In-N-Out. You’d have thought I won the CA lottery by their excitement…
And a few weeks later, when we used that very gift card, we were in a long line at In-N-Out. My daughter was driving and there was some construction guy ahead in a white truck who ordered about $50 worth of “eats” for he and his buddies. We waited for a long time, but no one appeared at the first window. So my daughter drove up to the 2nd window.
The guy–obviously smitten with my blue-eyed daughter–handed her the order. He then asked (hopefully), “Can I help you with anything else?” She replied: “Yeah, I’d like to pay.”
Well, when we got home, I realized they had goofed up the order. My kids told me to just forget about it, but I live by the philosophy, “If you don’t ask, the answer’s already no.” So I googled their 1-800# help line.
I explained to the rep that we had just returned home and discovered that one bag of fries was missing from our order. I gave our receipt # for verification. I then added the story about my daughter paying at the 2nd window, and how thrilled I was with her honesty as I watched the whole thing from the passenger seat.
The rep admitted she could have gotten away without paying, but added the first kid would have been fired–as his register drawer would have been off from the non-payment.
But you’d think I won the CA lottery when a $20 In-N-Out gift card arrived in my mailbox the next week, and I told my kiddos of our good fortune once again…
I went by that Sonic yesterday as my son wanted to go, he was off school. Nice thing about that opening(and I cant think of anything really a sonic contributes except crowds) was in and out 3 miles away on 78 was WIDE OPEN for lunch!
And standing in line for Sonic? WTF? Five Guys sure, and In-N-Out, whatever, but Sonic?

Remember, I don’t live in the San Diego or the LA or SF area, but I am a native Californian, born and raised (did spend some years in other Western states though).
Should I tell my 19 and 23-year olds that we’re off to “Five Guys”? They’re always up for an adventure–especially if it involves an awesome burger. Go ahead, give me a description of the best menu item “Five Guys” offers. (Or a google image would be even better).
You now have me curious about “Five Guys” and if anything is drool-worthy. And um, have you spotted an ice cream truck (JtR trademark) close by–for dessert…?

I lived in a town with 3-4 Sonics, we treated them like they were McDonald’s, never ate there. Good for poor people who like to eat in their cars.
five guys is an east coast joint (started in DC I think) and to my knowledge, they havent yet made it west of the mississippi yet.
Their entire menu is (a) large burger (b) regular burger (c) a hot dog and (d) fries – thats it. Simple, but fabulous.
Oh, Five Guys is one of the things I miss the most about DC. That, and Peruvian chicken. I sent my husband for a Five Guys burger after I gave birth, that’s how wonderful they are.
