Jim, Is there a typo on the price? In the video, you say $799K and the text says $899,900.
Confused – you say $899 in the post but $799 in the video?
That’s a very nice location IMO. Walking distance to beach, downtown SB restaurants and shops, the trails around San Elijo, and the train station for commuting to downtown SD (don’t know how much train noise is an issue there, since the tracks are below ground level?). Park could be a positive or negative I think depending on the buyer. Lotta money to spend on the house of course (facepalm at the fire pit), but I bet it’ll go much higher than $799K.
My understanding was that $799k was the opening bid at trustee sale (no takers,) and that was also Jim’s guess of opening list price when he shot this. Then LP came out after at $899k.
Can’t argue with location. I know I’m a cynical bear, but that still seems like too much money for such a small, outdated house. To me, the field across the street is a negative. Just from the clip it looks like too much traffic and random people parking in front of your house for soccer practice, games, etc.
On the other hand, proximity to Bongiorno’s pizza more than makes up for it:)
I’m sure there will be plenty of people lined up for it, though. That’s a low price in SB.
Nah, I don’t like that one. I think it sits. It’s in a real weird spot on the edge of an industrial neighborhood, and you have those heinous railroad townhouses just around the corner.
Plus a fixer further up Seabright in a much better and more private location was listed for months around $1m, and it sat for a long time — I think it’s pending now, probably in the $800s or low $900s.
Also see the fixer at the south end of Glenmont (not on Redfin for some reason but sign is out front and they do open houses). Much better location and you’d get a nice ocean view if you built a second story. It’s listed in the $800’s and apparently not getting any action.
Then if you don’t need a view check out 372 Glencrest, a much nicer neighborhood.
I shot the video a couple of weeks ago, prior to the price being public.
The seller is Aurora Loan Servicing, and they have been giving some great properties at very attractive prices to this same agent.
The opening bid at the TS was $796,250, and I thought they’d stay around that, or lower. The original loan amount was only $750,000.
It just hit the market, listed at $899,900, but I doubt that Aurora will make it a trend of listing higher than the opening bid at the ‘steps.

What’s the lot size? I think that is an absolute steal; you could remodel that one nicely and sell for a mint.
If this sells at $899K or above I’m going to be waiting it out for a while!
I think anything in the 7’s would have it flying off the market. 699K would have been an interesting price, even, with multiple bids and guaranteeing it goes into the 7’s.
But 899…ehh. Maybe if it was updated. But that place needs a LOT of work. Keep in mind I’m renting a nicer house here in SB for $3100/month.

A house just listed in SB for $260/sqft on almost 1/3 of an acre for $740k. Needs some remodeling and is in Lomas Santa Fe (East of the 5). Crossing that freeway costs a pretty penny.
The DM/SB inventory seems really low these days when I look on Redfin. Then I drive around and see a million for sale signs. Some Realtor is going nuts with the exclusives I suppose.

Nothing is moving over $1 million in Solana Beach. Do a search on sold vs listed over $1 million, and you’ll see only a few top-notch properties sold, and an ocean of listings.
You could sink $100K or more in renovations into it and be sitting on it for quite a while.
We had noticed a lot of the “unlisted” listings in SB many months ago. Not sure what’s motivating these agents/sellers to keep them off the market. Not very smart to hide your listings, but whatever floats their boat…
I just checked Solana Beach rentals on craigslist and saw a 3 bedroom detached home on 1/4 acre, west of the 5, for $2,395/month. I didn’t realize you could rent there for so much less than buying.
That counter corner @ time index 0:56 is awkward.. and liable to catch a few in the ribs, waist or hips.. Looks like there were a series of add-ons to the original house.
