I applaud this listing agent for raising the list price, though it’s not recommended generally because you alienate most potential buyers.

But if you have a hot prospect, raising the price at least sends the message that at least one buyer is willing to pay whatever it takes, and invites others to do the same. It probably helped the actual buyer feel better too.
