You be the judge – is there an appetite for an 850sf bungalow at close to $1,000-per-sf on La Mesa, which is a couple of blocks from the cliff?

Just listed for $840,000 – and on a 3,920sf lot!

    Yes, I’ll bet that sells within two months, at most.

    Check out all the flipper/specuvestors trying to get out on Neptune! 🙂

    Hey, that looks like a patio set I picked up at Ikea about, oh, 13 years ago (and donated to ACS about 9 years back). $1K/sf??? Hope those cookies have something a little “extra” in them to inspire would-be buyers. 😉

    Some of the details in the house are nice – very beachy – the outdoor shower is cool, the saltillo tile looks to be in great shape.

    I think this one will sell fairly fast given it’s location. It’s a nice house only 2 blocks to the beach. Not everyone’s lifestyle calls for 4000sf houses.

    I can’t help but be curious what lifestyle involves big dollars for tiny homes.

    It’d be nice if you could include a link to a listing (or zillow / cyberhomes / redfin / etc.) whenever you profile a home. Those of us that aren’t exactly local could use it to get a better feel for the area.

    Still all overpriced IMO, but if forced to choose I’d take 151 Rain Tree. Nice! La Mesa looks like nothing more than a cheap summer rental.

    I like the mix of vids from the cheapest to the overpriced. This is overpriced right?…..hell I don’t even know any more. Very odd choice of flooring in there. It’s funny when you go into stealth mode on the video and can’t say what you’re thinking. It’s like you become batman for a minute or two then flash back into classic JTR.

    Gosh, Jim, you missed pointing out the very “retro wall heater” and “charming pine cabinets.” I’m sure those two things make this worth $1000/sf. /snark off

    But it is all about location. And while I would NEVER pay that, it won’t surprise me when someone does.

    I have to say I think it will sell too. It will appeal to: 1) Someone who wants to own, not rent; 2) someone who has lots of cash sitting around yet is a frugal person; 3) someone who doesn’t think they need (or outright don’t want) some big hulk of a place — too much maintenance and upkeep. I can imagine that appealing to some retired older couple who want a little place near the beach for the occasionally getaway, yet really want it to be their own place rather than a rental.

    common sense check – i rent a place around the corner (5 min walk to beach), 3 times as big, legit ocean views with all new ‘stuff’, and the rent is probably about 1.5-2K a month cheaper than a 80% mortgage for this lil ‘apartment’.
