A recent sale that closed for about 12% under its original list price after 34 days on market.  In the new year, you can expect that the sellers will come out high on price…..keep an eye on them and try to lowball 30-60 days later when their showings drop to zero – some will really need to sell:

    That looks like a great retirement home. Are these what builders are going to start making for the next 10 years as all the Baby Boomers start looking for retirement homes?

    My two cents from the peanut gallery of non-buyers but JtR fans.

    Without the hallway continuity shots, I have no idea of the flow of the house. I did catch a glimpse of something that appeared to be behind a half wall in the utility room but was totally confused by a window in the same wall a few seconds later, was that just a mirror or was there something there?

    These new shorter videos leave me more confused than I feel after looking at the still photos of the listings.

    Keep in mind that I’m just a fan you picked up along the way in your internet travels over at CR and EN, but I’m also a potential buyer in some market…although San Diego would have to crash a little more before I could trade my depressed home in the valley for something in SD county. 🙂

    OK, point made thanks.

    When you see videos here that are already closed escrow, it means that they came from the client website and have been edited down for public use.

    I am committed to keeping them shorter, but agree that the editing needs to be precise. This house is not your normal house, so even the long version looked sketchy!

    The mezzanine can be used as a combination reading room/guest room. Shove a futon at the end of the room, a small bookcase on the side, and you’re done.

    Best of all, your house guests will be less likely to overstay their welcome due to the awkward staircase and the lack of privacy. 😉
