I’ve always said, Jim is the “Jake Gittes” of Real Estate! Every vid is like an episode of “Chinatown”!
One day, we’ll get to see a broker start to drive away, get shot thru the back windshield by their client, and watch the dead broker slowly drive into a palm tree.
That’s why I’m subscribed.
I looked into that driveable grass. After installation, it’s more than double a rebar-reinforced stamped/sawcut concrete. And you still have to mow it. No thanks.
Love the green room at the end.

Chuck-
To clarify–I am not sure how much the concrete you were bid on costs, but I do know that the 2’x 2′ (4sqft)squares of drivable grass retail for $10.00 at home depot–2.50/sf (retail). Istallation was easy, I did a 200sf section myself in one afternoon–sand/DG base base packed and leveled. We used ours in a patio area and grew corsican mint in between–stays low, requires little water and doesn’t need mowing. I can’t imagine the application from the point that driveway was (300sf?) costing more than $2,000–$750 for the squares and $1,250 labor/sand/dg other–looked like most of the prep as already done–okay call it $2500–that is still an inexpensive driveway with a great custom look.
I didn’t know it was available at HD. Interesting. I had a couple people bid on it when I looked at driveway replacement. The preparation is what seemed to be the most difficult. To get the “warranty”, special preparation needed to be done, much more than concrete, or so the installers said. I was priced at $10.00 sq ft vs $3.50 sq ft for the driveway. I suppose it works on smaller areas and as a DIY project. But, I’ll be honest. I’m in no mood to be doing hard labor after the past 6 months.
Talk to me in a year after I’m done with all renos.
Jim, your “Candid Camera” skills are getting better every day. Love the one-liner punches “Good Luck Cowboy”!
“keep on Truckin” man!
Here is a solution for the driveway
