    More on my story:

    This was back in the mid-1980s when we still had the MLS books. They were delivered to each office on Firday. One week was detached, and the next week was attached homes.

    The property in question was listed with Coldwell Banker, but when I called over there, nobody knew anything or called back.

    When I told it to another new agent, she said, oh, you’re looking at book from last month, and (because they published the expiration dates) look, the listing is expired.

    Our manager suggested that I call the seller directly. We looked them up in the CrissCross directory and I rang them up. They answered (people did that back then) and we had a nice conversation.

    The sale was being blocked by the tenant – he wouldn’t show the home.

    My buyer – who was a retired broker – said no problem, let’s make the offer subject to inspection and I’ll see it before we close.

    My manager, Rex Downing, and I took the $100,000, dual agency, 6% offer to the seller’s home in Solana Beach, and they signed it.

    A month later, the tenant moved out and we closed without fanfare.

    But I knew then that being a realtor was a great idea!
