For those who might be thinking about my idea of renting your home for a year so you can defer the capital-gains tax when you exchange it for other(s), know that California is a tenant-friendly state.  Just the denying of a tenant has potential consequences!  We can refer you to a local property manager to assist you.

    I always use a Realtor® to take applications and vet tenants. Even an accusation of discrimination would wipe out years of profit in defense.

    Add Character to the list of Cs. One current tenant moved to be closer to her elderly father.

    Speaking of agents, I had one tell me that she had multiple offers.

    I asked how are you on transparency? Do mind telling me what the other offers are?

    She said, no, that wouldn’t be fair.

    Realtor to Realtor I don’t have an issue with “really high offers” types of private comments so as to not waste time on either side.

    Beyond that lie many issues. The worst being having an offer in hand +10% and telling other agents it was +15%. Too much leeway for mischief.
