I hate Satillo tile as well. Nothing $9-11k in demo and engineered hardwood wouldn’t fix.
I’d not even try to make a master vision for the yard until I brought in an arborist and trim crew to cut EVERYTHING way back. Then with an open view through the trees you can decide where to place any improvements.
