    have you ever seen someone try to rent one of these units out by the week? How well does that work? Do people usually trash the units over time? what do you think a weekly rental income could be. 2000 a week?

    You probably could get more than $2000 per week during peak season, but there’s no way the HOA or the neighbors would let you do that.

    They do allow vacation rentals in this complex, which is unusual, and there are many.

    They go for $4,000 per week on the ‘front.

    Sdlookup shows this place sold for $170,000 in 1989. Is that an error?

    Yes, it looks like they exchanged into it that day, and the tax rolls also show a $330,000 grant deed recorded the same day.

    Documentation on exchanges tend to look complicated because the accomodator holds title momentarily.

    I rented/lived in Sea Bluff for 4 years during the boom. It is a nice location and you basically have a private beach. There is a pedestrian gate next to this unit in the video where you can get to Neptune Avenue. An easy bike ride down Neptune and you are in downtown Encinitas (2 miles). 1 mile to several nice coffee shops/cafes. It was a little old but some of the owners have gutted the interiors and rebuilt really nice interiors despite the very dated exteriors which you can’t do anything about in a Condo Complex. The guard is nice as well as your place is secure and you don’t get any traffic through the streets. However, the guard can be cumbersome for your visitors and if you have parties/small gatherings forget about it. They had a formal “parking pass” and vistor log that was filled out. You don’t just buzz the guest in. Overall, it is a very quiet complex. It gets “busy” during the summer with all the renters but during the winter it is very quite. When I lived there I would guess that 50% or more of the units are not occupied as a primary residence. That changed a bit as I was living there as I noticed more and more people living there full time. I actually miss living there because I love the ocean.

    My family has a few rentals that are weekly. One is year-round weekly and another is summer-only, with students renting for 9mos out of the year.

    The key is (obviously?) to be careful who you rent to. If you don’t do a good job screening the renters, you do run a chance of the place getting disrespected. However, at these kinds of rates ($4k/wk!), I don’t expect you will be getting a couple of partying frat-boys in there.

    Bottom line, screen your renters carefully and you should be fine.
