I investigate every house thoroughly, and every once in while there’s a head-scratcher. Here’s a puzzling stucco stain that we didn’t solve completely, but compiled enough evidence that my buyers went ahead and closed escrow anyway. You may not get all the answers when homebuying!

Car designers like to copy each other. The new look is the crossbreed of SUV and a wagon with a raised rounded hunch. Lexus 350 comes to mind.

That water stain is likely the result of all of the water flowing down inside the wall from the laundry floor. It looks like they addressed the problem and dried it all out before selling, but water running down the wall from the laundry and exiting the stucco is most likely the problem. The water damage probably came from all of the water on the floor running into the wall, but I’d also have the main drain from the washer checked. Because of the way that the drain was rigged up into the sink I’d worry about what the normal washer drain was doing down inside this (once very wet wall). You’ve probably solved it by eliminating the water on the floor though.
The former owner seemed clueless.
