I’m not sure you could pop units up on this lot, but would pencil as a rental property now, as-is – especially if you didn’t mind college students:

    nice crib I wonder what the limits to building up are?

    That roof on that house in back looked very unstable. Looked like rolled roofing and poor rafter construction.

    I imagine you would need dual pane windows at least to deal with all the noise?

    Jim is 100% correct on this one. (former PB resident)

    Renting to college students can be a pain but on the flip side there’s always college students to rent to.

    One of the key features this properties has that renters will like is off street parking. When I lived in PB I refused to rent anywhere that didn’t have assigned parking. (Parking lets you charge more in rent.)
