Apparently some sellers somehow stepped out of a TARDIS, completely unaware that the last four years happened at all.
If you subtract out the square footage of the ground floor “retail space,” how much is left?
How waterproof are those garage doors on rainy days?
How are the property taxes figured? Residential for the entire space? Commercial for the entire space? A combo thereof? Is the combo determined by zoning or by actual usage?
I mean, kudos to the builders for at least trying to create integrated live-work spaces, but the execution on this development seems to be infused with fail.
Whiner’s husband here. Not mentioned in the video was the very loud AC in one of the units which was blowing like a jet engine. I like modern myself and liked the looks of these units. But the closer you look at them and imagine yourself in them, the less and less livable they appear. The Yelp comments by residents on this development are scary.
I could see a whole community of grow houses and retail on the ground floor. Do they have 220?

Not at all. Landscape maintanence had just been through the complex prior to our arrival for a private guided tour back in 09′. They had just hosed down all the walkways, etc.. When we stepped into the ground floor (commerical space) of a unit being used as the sales office space at the time, we had to dodge puddles of water all over the floor that had seeped in under the exterior doorways (especially the pull garage doorway). When we commented, the sales staff passed it off, like it this was a normal state of affairs. No mention of needed repairs or when those might occur.
There were many other questions we had regarding HOA rules, regs, dues, commercial use, property security issues, parking, etc., etc., etc.. No concrete answers were forthcoming, nothing had official been drawn up for our inspection.

I wonder what those “great buyer incentives” might be? Something like – pay full retail for a 2+ year old, used rental.
I liked this concept when I first read about it, and it could have worked for a family member as a place for business (very niche) and living space.
Market timing couldn’t have been worse, the concept wasn’t nearly well conceived enough, and time has proved many concerns and unanswered questions were spot on.

Sol, why don’t you email back and ask about the “price reductions” and buyer incentives”. And don’t forget to ask about the buckling vinyl plank floors that were mentioned on Yelp.
