Just heard of a buyer paying $500,000 over list for a $4,000,000 home.....in Alpine, CA!
@SacAppraiser Tacoma -30% of houses listed this year have sold. All within 6 days. So it either sells in 6 days or doesn't sell.
Opendoor was marketed as a play with somehow better data.
But it turns out the business is so perfectly pro-cyclical, I suspect
A) any good operator could replicate

Are those solar panels on top?
Solar panels are preheating the 2 water heaters to tepid temp/solar assist. The system works, it is original.
The South facing roof panels sit directly above the main elec. panel so a conversion to photo voltaic would be easy, or if a pool were to be built, use the panels for heating it.
The company that installed the solar is still in business, the son runs the company now, they are in RSF.
During wild parties, how many people have used that waterfall as a urinal? 😀
Aside from that, it’s a very nice place that appears to be in very good shape. And the price seems very reasonable for what you get.

Thank you for shooting a new video; the original one actually gave me a false sense of orientation (I had the game room flipped 180 degrees in my mind), and did not do the master bedroom justice.
The indoor waterfall is kinda cool… And would almost certainly drive me nuts after a while.
If I were to move to Vista, that would be the house I’d get. Although, even a 60″ TV would look puny in that room…you’d need a screen projector with one of those day-time display screens.
