That’s actually a really nice place. Decent layout, great yard, sweet view. That’d be $2M in CV! 😉
p.s.: Spanos said he’s keeping Smith & Turner, so it looks like the Chargers are destined to underperform.

Wow, for $795K, that house is a great deal.

Maybe upgrade the bathrooms and doors because I’ve felt those and they’re pretty wimpy. But I like it overall and that view is great with the backyard.
Did you hear about the bluff failure on Neptune? I’m going to go run by it tomorrow! Does that factor into at the buyers mind? I. Sure it does but they still buy and build!
Very nice indeed. We should see the price escalate quite a bit with this one. I’m estimating at least $50K above the asking price.
The results with the Sony Webby are pretty consistent with what I’ve seen with my own collection of camcorders. The wide-angle is severely lacking with these devices. You’re better off sticking with your DSLR, Jim.
For everyone else however, don’t think for a moment that you can use a DSLR for normal, everyday video shooting no matter what you’ve already seen on the Internet. DSLRs are heavy, cumbersome, and not made for proper video shoots except under very specific conditions such as Jim’s wide-angle needs. You’d be better off using a cheap, lightweight Flash memory based compact camcorder to record your family and friends.
I’ve posted a couple of camcorder reviews on my YouTube channel if anyone’s interested. I can also post the links here if Jim’s comfortable with that.

*Huge Sigh* What are you saying, Jim? My ‘puter speakers are still out! Looks like it’s time to call some professional!
*Wiping away tear* I really don’t know how much more I can take WITHOUT hearing JtR’s comments! *Chuckle* It’s just too much for this bubbleinfo groupie to take…

It might take a 9 handle to win the bidding war, but I’d guess close to 10% over list around 850-870.

I saw that house with the “Window Stickers” while I was on a run from work about 6 weeks ago, drove by it on Sunday the day it was listed. Nice glue ons inside, hard to make the box look any better on the outside. 800k is a fair price for that home in that hood. And Jim, get your butt into Tommy V’s for happy hour…good wood fired pizza’s and drink specials! Bressi is growing on people with all the shopping opened up now. Can’t beat Board and Brew for lunch. My office is less than 1mile from this home and the towne centre

“The serious buyers are in and out in 5 minutes” – so true. We recently bought our first home and pretty much had our minds made up after seeing the MLS listing (and before we entered the property). We knew the neighborhood, floor plans, comps, and only needed to do a brief walkthrough and take in the view of the backyard before making an offer. You’ve got to do your homework to get ahead of the pack.
Regarding your video camera, you could try attaching a wide angle lens to get a larger field of view. Achieving the same field of view of the Nikon with a 37mm video camera would require a pretty wide lens, which would add noticeable spherical distortion. IMO, the image quality looks better with the Nikon.

Jim,
Thanks for the overview of Bressi. My wife and I moved here in 2006 when Lennar was heavily discounting unsold finished inventory. We ended up with a great lot and a ton of upgrades. We hated the neighborhood when we moved in because it was very low key, quiet, and we had no kids. Now that there are some good retailers in the center and we have a daughter it’s really a great place for us. However, In hindsight I would have rented for longer and probably tried to get something closer to the beach..Either way, it’s good to see a little activity here.

With the addition of Scott, I now count 4-5 bressi families, including myself, who are visible on the blog…probably 2x as many lurkers.
JTR – You should do a quiz one day and see what neighborhoods, towns, and states, are represented and to what degree. would be an interesting display.

wow, the original price was $1.29 back in 12/2005. Plus ~$100-150k for landscaping and interior upgrades? This is indeed a fantastic deal.
I see it “removed from market” instead of “sale pending” on sdlookup. any idea what happened?

speaking of Bressi values, this one is not bad either. no view, but has all of the upgrades.
Still seems overpriced to me. I can’t imagine paying that much to live in that area. Those houses look so close to each other…

Nice.
Hey, Jim; 64,000-dollar question: Is there a chance in Hades that SDG&E will ever be convinced to underground those powerlines that scar North County Coastal? I know that they’ve capitalized their easements and have no fiduciary incentive to do so but just those lines impact a billion or more dollars of real estate. You’d think that a nominal assessment would be worth voting on…most people would tolerate a couple of bucks in order to have those out of sight, I’d think. I’m just thinking of how, after decades of waiting, SDG&E undergrounded the high-tension supply corridor along 30th street in San Diego. Almost overnight, property values rose, business have flourished, and the North Park/South Park vibrancy has returned on steroids. I think those powerlines across Carlsbad – in particular – greatly diminish the quality of life.
