Remodeled 327 Glenmont is the same size with less view, and it just went pending, listed for $1,778,000. But there have only been six close over $1,500,000 in Solana Beach this year (four of those in May).
The speed limit sign next to the mailbox and Cacti in the front, all under powerlines were the keys to victory!

Solana Beach is great. I had an office near the beach for a few years.
A little OT here, but are there height, angle (presentation), placement requirements for a Realtor sign? There is a sign near me that is under 5′ high, because it is tilted towards the ground. The Realtor name, his picture and number are being hidden from view because of the bushes are blocking that part of the sign. This house is a short sale – something just looks fishy.
At that price, you do know you’re competing with no-view condos across the street from a strip mall, right?

I thought I was the ultimate permabear, and I’d jump on that 1998 price.
I’m not seeing much decline in pricing in either Encinitas or Solana Beach. So if you’re beach city bargain hunting, right now, you need to focus on the “bubble development areas” like 92009 in Carlsbad or “less desirable” addresses like Oceanside. As for Del Mar, Solana Beach, La Jolla–forget about it!
But I think it may hit Encinitas soon; some pretty interesting high-end homes going on the courthouse steps lately. (I personally don’t watch the sales in Solana Beach, Del Mar or La Jolla, so I can’t comment as to any possible changes there.)
Nice house, nice yard, good location. Good Luck, Jim! But with this kind of home, you probably won’t need it. I bet it’ll be sold before the end of summer.
