Needs Finishing Touches

Wachovia foreclosed April 1st on this 4,158 sf house with a full copper roof on a third-acre lot, and it’s already on the market. Chase foreclosed on a different one in Carlsbad last week that the owner had been trying to loan mod/short sell, so I guess the moratorium has been somewhat loose-knit.

Guess the list price as you take the video tour:

    Now if only I could get a house like that for that price in Silicon Valley. I’m praying that Advanced Micro Devices and Sun have some massive layoffs…

    San Diego ranks an impressive number 10 on the list of the top U.S. industrial cities. A new report from Manufacturers’ News says there are 790 manufacturing plants here that employ 73,928 workers. The list, of course, is dominated by cities more commonly associated with manufacturing like Chicago, Cincinnati, St. Louis and Indianapolis. However, the top spot goes to Houston with 3,957 plants and 221,697 workers.

    Without a google maps search how many of you know where Henie Hills is in Oside?

    Clues: Has a country club, within walking distance of a Hooters with EZ Freeway access…

    No knock on the hood. Its a nice hidden little nugget of older homes ripe for remodel on decent sized lots.

    the more of your videos i watch, the more i think that californians (san diegons?) have a completely different idea of what a house is than myself. why does it need to be so huge!? 1600 sq feet expanded to 4100!? on a mere third of an acre?

    and it’s not because they have big families, i only saw 3 or 4 bedrooms in this house. maybe it’s because they don’t have to heat this monstrosity, so huge rooms are fun to have?

    I was way off with my guess. $470K. The house isn’t even finished yet!

    Add me to the list of people who wonder what’s the point of having such a huge house on such a tiny lot, especially with so few bedrooms. You’d really have to crave “inner-space” to buy this monstrosity.

    Funny thing. The floors have the same color and surface texture as my office furniture.

    Why the copper roof? I know it has a long lifespan but is it loud when it rains? Would salt – sea air have any impact on it? I know its fire resistant and will oxidize to a nice puke green.

    Im trying to find out when another wachovia property from your Bank owned spreadsheet will be released in another zipcode – any ideas?

    This house moved 2 miles south and 2 miles east to Olde (overpriced) Cbad becomes 1.5M+. I like this house Jim…good find!

    OMG is that a fire station was my first though as well.
    I guess the look will turn someone on but to me it is a little to cool.

    Too each their own and that house is too far inland for me. It is hotter there and there is also too much traffic. I think I hear highway noise on the video. I do like the house though.

    It seemed to make sence as a flip opportunity, however,the problem is that there are no buyers in the above $700 price range in that Zip Code–Only one closing above $700K in the past 12 mos.–risky–Someone may give it a try, but for me, I prefer the cheapest on the block for a flip.

    Full disclosure; I like this house. For some strange reason it appeals to me.

    That said, Jim; measure the “tub” and then measure bathroom hallway. There’s a reason it is out there and not in place. Lol!

    Damn, when we talk about no place for old men this one is near the top. Those “subtle” steps are hip breakers fer shure. And those “retaining walls.” Are they permitted?

    The airplane noise at the beginning of the video, is that extra? I thought you had at first added a “Terminator” soundtrack.

    I can just see “owner” looking at the garage and imagining “trophy wife’s Audi, practical Honda Ridgeline and in the special bay my 959.” Idiots should have taken advantage of needing a retaining wall to use the retainer as a back wall freestanding garage. What is wrong with these people?

    Observation; howinthehell is “Consuella” going to scrub 9 foot shower stalls? `

    IMO it would take $190k to “finish her off” as you say. Still $840k for that finished product is attractive.

    Very pretty place. I like the staircase in particular. I agree though that the retaining wall has a “we don’t need no stinkin’ permits” look to it. Still, another example of a house that you can imagine being a decent value to someone who looks forward to finishing it off themselves.

    Yuck! Over-the-top is right.

    We like Henie Hills, and used to cruise through there regularly checking out homes. What makes that place nice is the **under-stated** homes on nice lots. Nice, old, low-slung, ranch-style homes; NOT ugly, monstrous alters to ego.

    It would have been worth more to me in its original condition.

    Also, what’s up with the stairs where you can’t turn right at the bottom without almost falling into the “sunken” great room? And is there a door to the master bedroom at the top of the stairs, or is it just open to the entire house?

    Big house (that doesn’t fit in the neighborhood), tiny yard, weird configuration of the house and the lot…

    I find that house stunning, although not to my taste. You have to be really fond of echo and modern concrete. Someone like me would have to put down $30k worth of oriental carpets to make it livable.

    But I do like that the design makes a statement. Not everyone wants to live in the standard traditional box, and more power to those people. I hope that house finds a buyer that loves it.

    I like that house; just not the location.

    Good catch on the tub Rob Dawg; when I watched the video I said to myself “can’t sell it to a fat person.”

    That bathroom hallway looks abnormally narrow to me.

    Wrong place for the house. The buyer for this lives in RSF / LJ.

    I need to add something to my liking the house. I know it is wrong for the neighborhood. It violates my personal FAR standards. FAR means floor area ratio. A big house needs a bigger lot.

    Interesting parts — love the stairs — but the whole just doesn’t work for me. For 1/3 acre you’d expect more usable lot space, too.

    I would guess that someone who loved that house won’t care what the neighbors think.

    I’ll say right out that I’m no fan of cookie cutter houses that all follow a similar theme and style. I like neighborhoods with a lot of architectural variety.

    Is “finished concrete” really that popular? Its nice enough looking, but kind of an unpleasant surface to stand on.
