How old is the roof? I imagine there is some dry rot in some places. Are they eves full of dry rot? Like to crawl around in the attic to see what it looks like. you need to hire a good inspector on that kind of house. you could be getting into a can of worms with something that old.
pros: location and view for sure.
What is the price per sq ft for something in good shape in that area?

I’d guess that the buyers are going to waive inspection with their offer to make it more attractive and because this is a complete rehab/tear down.
