An effective presentation here – and no sales pitch, which may add to it?

    I’ve seen and heard a lot of sales pitches in real estate land. The presentation here nails the “it” factor because it embodies “less is more”.

    Yes, there are actors playing the family, but they don’t take over the video or the real star of the presentation–the house itself. I loved everything about this–the simplicity of the presentation was its key point.

    Anyone watching could imagine they are the family w/ two adorable kids being portrayed. And btw, who doesn’t love giant cupcakes from a specialty bakery? It pulled at my heart strings! My kids tell me I’m the most sentimental mom on the planet. So it’s no surprise here that during the “cupcake scene”, I wiped away a tear (or two).

    The music was mesmerizing. It had a dreamy quality to it that extraordinarily added to the video’s impact. That’s saying a lot, JtR, because I watch a lot of virtual tours. The music chosen by agents usually turns me off.

    Just yesterday, I saw a virtual of a house on the market in my own neighborhood. I saw a “coming soon” sign yesterday, and wanted to know the list price. The agent was especially chatty on the phone when I called. Turns out she is the daughter of the owners.

    And what music did she choose to highlight in the virtual tour of her parent’s home (that had rarely even been lived in in the past four years)? A: an array of tubas! Yep, I said tubas. Um, would you like a headache served with that?

    That music makes me want to eat vegan tofu, or maybe a humus sandwich from whole foods.

    The house itself was kind of bland with all the modernness. Also some of the cabinets seemed cheap for a 3+ mill property.

    Perfect video. Sure maybe a little cheesy with the overdone family bit, but way better than some model prattling on talking about marble and granite and walk in closets. It does enough to pique your interest and want to call and get more info, which is the whole point, yes?

    Poor kids. They each get one book, no toys but all the cupcakes they want.

    Clearly selling a turnkey lifestyle. Only $97m less than Neverland Ranch.

    *Grin* Oh Rob Dawg! They had me @ cupcakes. We can always buy more books and toys (<- the house is big enough for more stuff. You sound like JtR! I remember he once said to me: To us guys,it's all just "sticks and stucco." Any mom would immediately want to be serving her two REAL cupcakes those gigantic store-bought ones… 🙂

    Jim could easily do a video like this. He could even do the music. I’ll bet Kayla can yodel as well as that girl on the soundtrack.

    Those gourmet cupcakes are from the Sprinkles store on Avocado in Newport Beach (outskirts of Fashion Island). I would have expected them to be procured from Casey’s Cupcakes in Laguna Beach, but it looks like that location closed,and the website has removed all mention of a Laguna store.

    I’ve always preferred Sprinkles over Casey’s.
