Our original list price was $869,000, which was purposely aggressive because we wanted to ensure a sale on the first weekend so the seller could exercise their desire to buy their next home, which they had in escrow (contingent upon this one selling).

After a quick $3,200 staging installation and professional photography, I inputted the listing onto the MLS on Saturday morning at 8:30am.  At noon I began my open house, and had over 100 people tour the home in person – instant results within hours!

I did another three-hour open house on Sunday, and the offers started flowing in. We had a handful of other showing requests for Monday, so we agreed that we should raise the price. Normally I never raise the price – this is probably my first time ever.  But in a conservative marketplace, I thought it might help those buyers who were struggling with the thought of paying A LOT over list price.

After some expert price coaching by Donna and I with the buyer-agents, we ended up with 12 offers and six were over $900,000!

It proves that you can’t under-price a home if you put it on the open market and have experienced agents work the bidding war correctly.
