Here is my video tour of the oldest home in Carlsbad.  The owners prefer if the buyer preserves the house, and it is only right – it is the only thing like it in town.

Hopefully the large 1.27-acre lot will enable the new owners to develop the remaining land to fulfill their investment, or just create the ultimate family compound!

Painted Lady Closed

The Painted Lady closed today – for full price, $499,000 VA. 

We knew that the buyer was fully engaged in the house (just by paying the full pop), but like we saw in Diana’s article, agents and sellers never know if you have a sale until the inspection is completed.  But any hurdles are almost always due to the lousy quality of the inspector – click here for Tom’s humorous comments on the inspection:

In Coronado, there have been 118 detached homes that have closed escrow in 2011, avg $675/sf:

Under $1.0 million: 30

Between $1.0 and $1.999 million: 57

Between $2.0 and $2.999 million: 16

$3 million and up: 15
