Hey JtR *Hat tip* to my real estate mentor IMO, the small town of Sebastopol in N California is a worthy addition to the list.
Only 30 minutes from Santa Rosa but the population difference is incredible. SR has 175,000+ (2025), Sebastopol has only 7,200. Quintessential small town! Its population has decreased since 2000. Why? Probably the cost of living and housing prices. But isn’t that most of CA? 🙂
And the coolest detail? Sebastopol is about 15.4 miles (30 minutes) from Doran Beach. And the Sonoma coast offers stunning views of the Pacific Ocean. (I rest my case.)

Nice place. If Sebastopol is a bit insular try Woodland. Amazing place. Yolo County seat, old farm roots. Lots of deep money and history. It has done a great job of aging gracefully and staying relevant. Being 20 minutes from Sacto International is but one of its sophisticated charms. Old time vibrant downtown. Also a Costco and everything.
I have old family (my mom’s aunt) in Sebastopol so I knew about it but I’ve never heard of Woodland! Thanks for the tip!

Woodland was named in Livability.com’s “2021 Top 100 Best Places to Live in America” list and was ranked second best place to live in all of California.
The website highlights the best small to mid-sized cities and lists them by examining what makes them great places to live such as affordability, cultural amenities and more.
“We’re thrilled to be recognized for what many of us already know,” Spencer Bowen, Woodland’s communications manager, said. “Woodland is a welcoming community with a unique mix of amenities. As Livability.com points out, we offer a strong economy, great food and drink, diverse housing options, lots of outdoor recreation and more.”
Woodland ranked 55 on the list outpacing more than 1,000 cities with populations between 20,000 and 1 million that were ranked on 50 data points measuring economics, housing, amenities, infrastructure, demographics, education, health care and social and civic capital.
The website noted that Woodland has many diverse small businesses and was impressed by the new Lab@AgStart.
“This forward-looking city is supportive of businesses big and small,” Mayor Tom Stallard said during the Tuesday City Council meeting. “Through private-public partnership, the city recently opened Lab@AgStart — an innovative shared wet lab food lab and coworking space for start-ups.”
