Ok, I’m breathing again now that 150+ people came to my first open house on Moorhen Place.

The market/buyers have seemed cautious and conservative so far in 2025, and it’s incredible how they insist on looking for any reason NOT to buy. The only problem is that the perfect homes start at $10 million, so just about everyone is going to have to live with something. P.S. Buyers need to come to grips with the fact that the entry level for decent homes in Carlsbad is now $2,000,000.

    Sounds like irrational exuberance is tempering in buyers. It will be interesting to see if buyers continue to become more picky while inventory expands.

    With 200+ lookers someone will buy.

    Yes, and I agree. I don’t need to convince everyone about the value!

    For those who pass on this one, I wish them luck finding a newer, renovated, 2,400sf one-story house on a usable half-acre (with or without pool) anywhere in Carlsbad for this money.

    One couple decided to pass because they didn’t want to be in an HOA.

    But you gotta live with something at this price!! This is entry-level!

    Where are the buyers from?

    My sense is there’s still a lot of Bay Area and LA people moving down. Is that right?

    Yes, plus a few local renters.

    Those who don’t own a house here yet are far more motivated to buy now at these prices than those who already own here.

    The move-up/move-down market is DOA.
