I think the concept of feng shui is dying (thank God) – functionality, schools, resalability and glitzy (who will be impressed) seem to be the priority in making the decision

Agreed, and Davidson doesn’t need to convince the entire marketplace, they only need to find 63 buyers and then boom – Arterro is sold out.
It’s why the reliance on comparable sales is so sketchy. You don’t know what the previous buyers were thinking – or if they were thinking!!
