There are smaller, cheaper homes coming to market, but they sell so fast that buyers have to scramble to participate. The casual observer struggles to get a good read on the market because the only listings laying around are those that have something really wrong with them (usually price).

Yes but wacky:
0-1,500sf = $727/sf (took out $20M house)
1,501-2,000 = $808/sf
2,001-2,500 = $582/sf
2,501-3,000 = $740/sf
3,001-3,500 = $588/sf
3,501-4,000 = $598/sf
4,001-4,500 = $705/sf
4,501-5,000 = $592/sf
5,001 sf+ = $725/sf
Total NSDCC LP/sf = $719/sf (and 719 houses for sale!)
545 houses sold in last 90 days = $486/sf
Could it be because the listings are dominated by OPTs? Is the sold $/sf less “wacky”?
You could make a pretty good argument that real active listings total about 4. The other 715 are OPT’s. I exaggerate, but maybe not too much.
There are 66 that listed in the last 7 days.
Those are the only interesting ones until the OPTs drop 10-20%.

size doesn’t matter anymore when it comes to real estate. If properly maintained your ca real estate will bring you enough equity to eventually leave and buy a home with cash somewhere else.
