At the close of a presentation to a large audience of real estate agents today, I was asked to succinctly compare the Manhattan sales market of 2020 to the potential for 2021. Upon reflection, I said that 2021 had the potential to suck less.

Sellers should learn not to go all out when renovating for sales. Often the buyer will have a different view…and if you go all weird it could actually detract and limit your buyers.

I’d agree, mimimal staging plus clutter patrol and clean-up is all that is needed. Sellers need to price the condition of the home properly.
The renovation being done in this video was on the La Jolla fourplex that I sold in October. The goal was to make it maintenance-free for ten years, and it looks like they did it. They paid $1.375, and gross annual income today is $88,800.
