$1.2 Mil and nearly +20% y-o-y and went pending in only 10 days? Unbelievable! Not living in the San Diego area, Jim, what do you see as the factors for Carmel Valley real estate being so hot? Is it the schools, location or what?
It must be a buyer pool loaded with dough, and very anxious because they see no pullback or hiccups anywhere around the 92130.
Pardee’s two new high-end tracts are providing ample anxiety too. There are about 200 homes between them, and they already have more than 200 people who have pre-qualified with the lender and are on the waiting list.
It is the first real measurement of how deep the demand is around Carmel Valley, and I’m sure it has most buyers on the run.
And yes, the schools. Every elementary school in 92130 is rated a 10 on greatschools.org.
It’s not just the schools, but the location is great. Close to one of the major job hubs in San Diego and close to Torrey Pines State Beach ~5 miles away down a freeway. Probably some of the easiest beach access for anybody not living at the beach. There’s also a nice preserve in the area, with hiking and biking trails.
