Funny! Nothing a roll-off dumpster and four international consultants can’t remedy. That roofline dictated the bearing wall right down the center. Time to engineer a spanning laminated beam downstairs and combine those two rooms,re-orienting the F/P at the same time.
Probably a sociology prof from UCSD. Did they get the patchouli smell out of the walls?

I’ll give myself another year or two. Prices should be close to fair value by that point. Then, Del Mar here I come! :o)
