Looks like they had a lawn all the way around the pool? More hardscape seems to be in order. I’m on 3 acres in Lakeside, similar deal with wildland around. 4000sf lawn. Gophers and rabbits are loving it. Sucks a lot of water too. But, lovely to look at.
Is two story better or worse for A/C and heat?

I would add commute costs to the “monthly housing expense”. And this isnt just for work commuting. How about driving to play dates if you have kids? Same for grocery and doc trips etc.
I would prefer a house in VC area…but you have to calculate all the extra driving- and calculate it at $5 a gallon to be safe.

Awesome values up in VC! Great for a home office situation. Only complication is that lots of people that telecommute or have a (serious) home business also have to fly, so airport shuttle has to be your friend.

Buck fifteen a foot all in is probably right around a 25% to 30% discount to replacement cost. Nice buy.

Lived in VC for 18 years when we had kids, with no regrets other than a bit warm in the summer. Pretty well run school district and good community, but not well suited for the person who wants to jump in their car 3 times a day to go shopping. Lots of people stay very long term if they move there for the right lifestyle reasons.
