Just heard of a buyer paying $500,000 over list for a $4,000,000 home.....in Alpine, CA!
@SacAppraiser Tacoma -30% of houses listed this year have sold. All within 6 days. So it either sells in 6 days or doesn't sell.

But it turns out the business is so perfectly pro-cyclical, I suspect
A) any good operator could replicate

Please excuse me–this is going to sound harsh and nothing against the individuals trying to clean thier lives up (more power to them!) Encinitas needs to toughen-up and get The Alpha Project off of its streets, PERIOD, END OF STORY. Other cities have done it by enforcing No Peddling Ordinances. Peddling in this manner is a nuisance and a traffic hazard–one day one of them are going to get ran over. They have already cased many accidents–I witnenssed one. The street is NOT the arena to peddle newspapers. Attention Alpha Project–Get Creative and find something more productive for them to do and a better arena in which to do it!
