For a crack house, that sure looks nice.
So what would you tell a your buyer if you were showing them the home? Would you even recommend that they put an offer on it if they liked it?

Jim, I looked at a beautiful spanish Style house on 5 acres wednsday, gorgeous views,tennis and Bocce courts. first rate landscaping. When I walked around back I saw a crack in the foundation with water flowing out of it and a 2 foot wide fan of silt. $1.147MM price tag. I would definitely want an expert opinion before advising anyone to buy that place. The problem looked fixable to me,for a price. But a discount would be necessary. I am in Sonoma County, but anyone considering hillside property anywhere in California should take a close look.

The biggest concern on any cracked house is resale – you can always seal them up and live happily ever after.
But if you sell, you must disclose, and the next buyer will want a sharp discount.
A friend of mine had cracked pipes in his foundation. What he did was seal up the pipes (filled them with cement), then made a new set of pipes from the water main through the walls (never touching the foundation).
I’m sure there’s a name for something like this, but I’m not a Contractor.
I think he said the renovation costs like $40-50k. Is something like that normal?
Can cracks in a flower bed wall be caused only from too much water behind it? Or does the ground under it have to shift to cause a block to crack like in your video?
I ask because we have cracks in our blocks in our flower bed wall and I’m hoping our house is ok!
