CV vs. Carlsbad New Tracts

They are only eight or nine freeway exits apart, but there’s quite a difference:

    $1500 a month just in taxes, HOA, and Mello-Roos!

    Some people would call that a rent payment.

    How is Rockrose in Carlsbad doing? Those seem to be a notch lower than the LC Greens development, but easier access to the beach. Is that an area where the “cancer cluster” concerns are?

    I think they are struggling with the semantics now.

    There is definitely multiple cases of cancer in Carlsbad, and some attribute them to pesticides used by farmers back in the day.

    Is there a “cluster”? I don’t know how the state will define that, but I doubt they’ll find any Love Canal around Old Carlsbad.

    It isn’t right for the state to shrug it off just because it’s not a “cluster”

    OUCH! I just don’t see how people can justify that. You could pay all cash (which doesn’t make sense at current interest rates) and still have a sizable monthly nut.

    The Manzanita development is building all up one side of the valley and down the other? Am I crazy to wonder where the heck all the water is coming from?

    As I mentioned in a comment about 4 to 6 months ago; Carmel Valley is the Silicon Valley equivalent of Cupertino.

    That is, highly sought after for the school district, decent location, and perpetually popular.

    Before checking out the existence of decades old pesticides in the ground, maybe the researchers should be checking out how many pesticides the homeowners themselves are currently using. It wouldn’t surprise me if any evidence of a “cancer cluster” in the area were to reveal that the cancer was also self-inflicted.

    I don’t think it really matters if there is a cancer cluster or not. Most buyers have probably heard about the residents concerns and will avoid the area.

    Amazing that construction continues with such a glut of existing. And that cities haven’t realized how the growth has absolutely ruined the county. Why aren’t there any no-growth initiatives? Are people blind?

    If people have so much dough, maybe they should just tear down and rebuild lame existing homes instead of encouraging builders to construct this new junk (which will be dated looking and tired inside of a decade).

    Aztec – Growth ruined the country???

    Growth gave you a house to live in that wasn’t there before, and a job that wasn’t there before.

    Enacting ‘no growth’ laws just limits competition and supply raising prices even further and prevents others from moving to town.

    Perhaps you mean no growth now that you got your share…

    $1500 a month is more than I pay in rent for a 2 bedroom, 1.5 bath apartment in La Jolla less than 3/4 of a mile from the beach.

    I won’t speak for Aztec, but San Diego County could definitely use more smart growth to help to make a more compact, livable, walkable, bikable county. Driving everywhere in sunny San Diego is a shame.

    Agreed, but Smart Growth is worlds away from “No Growth”.

    It’s private property, if they want to build houses on it why stop them? Now, the real problems with smart growth/no growth/NIMBYers are restrictions on building dense housing in already built-up areas, especially those near jobs.

    I don’t know about your town, but in mine there are severe water restrictions. Where is all the water coming from to continue the growth?

    Daniel-You assume that building houses causes extra people to appear out thin air. That’s not the case. If three people are cooped up in a one bedroom apartment because there are no houses available, they still flush the toliet the same number of times a day than if they buy a house.

    Besides, there is no shortage of water. There may be a shortage of cheap water in some places, but the amount of water available for use on this planet is infinite, if one is willing to pay for the proper infrastructure. That’s what property taxes and Mello Roos are for.

    A quote from a water company employee one time during a phone conversation, “Houses don’t use water, People do”–seemed silly, but it stuck with me!

    Jim, you forgot Carriage Run on the “hill” in CV which I think is much more desirable than east CV (where Manzanita Trail is).
    Low-mid-high $700s for 2200-2600 sq ft with HOA + MRs less than $200/month.
    They have maybe 3 available right now.
