Post-Peak?

Written by Jim the Realtor

Will there be a bigger exodus from the more-affluent neighborhoods now that the real estate market has tanked?  Will the heirs of the estates be liquidating, instead of moving in like they planned, in order to fund health care – or their old lifestyle left over from the peak era??

You can make a case either way. A large proportion of those in RSF likely don’t need to rely on selling their homes for dough. And they likely don’t want to move. There should be a general growth of people who can afford high-end housing over time to fill the holes made by those who do punt.

nice bombing run. you know it’s a bad roach problem when it chases a hardened veteran realtor out the door…

Be careful how many of those you use. I have heard of explosions resulting from too many and being set off by a pilot light.

It’s possible, but you have to work at it, as did the family in the cited story by using 19 bug bombs in a small space. The Mythbusters explored this one a few years back.

Nice throw to the back bedroom, BTW.

Hope you have a vacuum you don’t care about handy; there’s gonna be a lot of “debris” to clean up.

Before the Blazer was the Bronco, before that the International Scout and before that, of course, the Jeep.

I like how the video starts talking about how the old people need to get out and de-leverage. Then ends with bug spray being thrown into a house to get rid of all the cockroaches.

    Coincidence? Maybe…

Do many homes in SoCal have pest problems? Or is it no worse than the national average?

San Diego homes have drywood termite problems and Argentine ant problems. The ants are just a nuisance, but a constant one in the summer months when these tiny insects invade your home looking for food. Spraying the perimeter of your home monthly is a must.

The drywood termites are difficult to protect against and expensive to eliminate. I just spent ~$2000 to fumigate my 15 year old home after detecting termites in various locations.

The glamorous life of a realtor, huh, Jim? Just count yourself lucky that they weren’t 747s (cockroaches) over in Hawaii –you’d have to tent the entire house…

Sweet ride. A downgrade or upgrade, depending on how you look at it. Subscribing to your blog.

An explosion in that home would be a *good* thing.

Agreed, I’m thinking of going back tomorrow with a few dozen 🙂

Thanks ewhac, that kill shot to the back room through the choking fog looked great on video!

LOL! I love the flash-bang action…almost flash-banged yourself. If you do go back, put the camera on a ledge somewhere and get the 3rd party perspective.

Firstly, you are a brave man, Jim. I would never be able to get near that house. Do you think it’s coming from next door — the other half of the duplex? I’m asking because your unit actually looks pretty clean, and not really like the kind of place that would have a roach problem like that. Where do you think they’re coming from?

Secondly, you know my take on the higher-end areas with lots of older folks living there. Not only will they be leaving for nursing homes, their childrens’ homes, or feet-first, but these communities often don’t appeal to the younger, “hipper” buyers who want the nice, clean, new homes with more public/HOA amenities in CV and similar areas. I think the comparative value of places like La Jolla and RSF will go down as other, newer locations become the more “in” places to live.

Everyone in my neighborhood is like 90. I’ve been wondering what will happen too.

What day did you shoot this video? I went to meet a friend for lunch in Encinitas Weds. and the 5 was a mess, but that was opening day at the track.

Jim, be careful with those pesticides. I have young onset Parkinson’s and I’m pretty sure it was triggered by pesticide exposure. Either mosquito spraying or fighting a termite outbreak we had at the house one year way back when. Love your blog. I’m all the way over here in NJ.

Imagine what the insides of the walls look like… Yikes!

This is one of those moments where you think, hm, hardarse freezing cold winters? Not such a bad thing. . .
