My wife Donna is an invaluable part of the team, so I went all out today:

Just heard of a buyer paying $500,000 over list for a $4,000,000 home.....in Alpine, CA!
@SacAppraiser Tacoma -30% of houses listed this year have sold. All within 6 days. So it either sells in 6 days or doesn't sell.
Opendoor was marketed as a play with somehow better data.
But it turns out the business is so perfectly pro-cyclical, I suspect
A) any good operator could replicate
B) Tyler’s diligence could be used to forecast any housing market trade and ignore the $open stock entirely. https://twitter.com/tyler_okland_md/status/1618952502678024195
Opendoor's pending sales volume is up roughly 50% over the past month. https://twitter.com/datadoorio/status/1618756106419044352

Another hat tip to SM:
A woman who allegedly squatted in a Kirkland mansion for more than a week was arrested Tuesday by Kirkland police and booked into jail. She will likely be charged with criminal trespass, said Det. Allan O’Neill of the Kirkland police.
Squatters moved into the empty 8,000-square-foot home on the night of June 4. The home had been in foreclosure and owned at times by two different banks. It is currently for sale for $3.3 million.
Earlier, police had said the dispute was a civil matter between the squatters and First Citizens Bank of North Carolina, which owns the house. But an article in The Seattle Times on Sunday and coverage by other news outlets prompted an outcry for police to take action.
“It took us that long to work with the bank, to review the deeds, tax logs and utility bills,” O’Neill said. “We determined the bank was the rightful owner.”
The woman had claimed she owned the home, but submitted to arrest willingly. A man and children who had been seen in the home were not there when police arrived Tuesday.
Gosh Jim, I thought you’d take her somewhere really expensive, like a gas station (lol).
Happy Birthday, Donna! *Chuckle* I think Jim should have given you the WHOLE day off…
Happy birthday to your wife! It was also great meeting you….I always wondered what you were like in person. Very interesting to talk to and I could ask questions about real estate all day long. I also picked up some sales tips, mainly on what not to do. haha
I also loved how the train just rolled through at about 5MPH as you were showing the house. They just had to be doing some sort of work on the tracks that day.
I also FINALLY got cleared by the doctor and the DMV to be driving again, so if you need any help….let me know.
$3MM to die from boredom. Good call.
happy birthday to the wifey!
4:48-9 is my Dads house on the left.
You need 1M in cash reserves for legal battles to keep your house on the bluff with Sea Walls and another 50k a year in painting and maintenance for the ongoing with the ocean wind and salt! Its the largest non disclosed HOA on Earth to be bluff top Solana Beach.
Let me guess…Dellz for the B-day dinner?
A friend of mine posted this on FB:

Reminds me of Colorado circa early ’90s. We had more Californians than we knew what to do with. I wonder how much of an effect it will have on the tax base.
Happy B-day Donna
May the Lakers win game 7 in your honor!!
