Three bedrooms/two baths, 2,076sf built in 1955 with a private one-bedroom legal unit currently rented for $1,050/month but perfect for guests or in-laws! Walk to Leucadia Donuts too!
Here’s a snapshot from a year ago in that neighborhood.
Of the five I pointed out on Sanford and Raintree, I think 2 or 3 went for over $800,000 and the others got pulled off the market.
Amazing that there is now zero inventory other than JtR’s new listing now.

It’s what we are calling the Fed and California state tax credit happening at the same time – free cheese for those who happen to be in the right place at the right time.
Virtually all of the buyers would have bought anyway, and the government is just blowing money because it makes them feel good.
Ouch. Good luck moving that one at 799. Nothing that price and a bulldozer won’t fix.
People ask why I don’t tell more stories about my specific business, and this is why. There is always some anonymous jerk out there willing to take shots at me and my clients. I guess I can take it, but I don’t like submitting my clients to it.

If they don’t go for the double double in Leaucadia Jim, an open minded person could mosey 15 miles NE and see the flipside, North County living value that offers a life time of double doubles close to In and Out off the 78.

Looks like a good opportunity for starter buyers to buy close to the beach.
Dirty Fed 5% mortgage + $18K government cheese + $1050 a month rental. Your monthly nut is going to be in the low $3K range. I don’t think you’re going to see SFRs this close to the beach with a nut that low forever.
If inflation takes off in the next 5-10 years (which appears inevitable given the monstrous 10% GDP deficits and Zimbabwe Ben’s predilection for printing), you’re going to be laughing.
Plus, if you need to borrow a cup of sugar, you could knock on Michelle’s door.
I love the look of that house and wouldn’t change anything. Those owners have taken great care of that property.
That’s a well taken care of property in a desirable area within spitting distance of white water.
WCV lays it out quite well, all except the deduct of living in the same zip as “Bombshell”.
$800K is a very fair price IMHO. I see a couple of comps that start with an 8 or a 9.
Just delete the hecklers. This is a private website and yours to manage. I love how people go into coastal homes and want more view, single story, bigger lot, etc. within walking distance to the beach, oh and at sub 700K prices. Clueless.

So, how’d the open house go? I was going to say you should’ve done a “live chat”, but hopefully you were too busy showing people around!
The open house went pretty good, it was tougher for signs than I thought because Sanford is about the midpoint between La Costa Ave and Leucadia Bl so it’s a long ways to go to bring traffic off the main thoroughfares.
Lower turnout than I expected, I thought it would be a parade because the weather was perfect. There were a dozen groups who looked, but I’m used to 50-100 attendees. I enjoyed meeting some blog readers, thanks for stopping by!
I like the price, but I had some conflicting thoughts about the low inventory – first thinking it was a good thing. But it also means that the sparse active listings and few recent closings make it tougher for buyers to feel comfortable too.

Curious… how does your agency go about advertising an open house?
I say 750,000…..mainly because of the comps from the development across the street. Very little to choose from west of the 5 in Leucadia and that’s a good location. Sure, it needs a little work…but the second unit is nice to have.
lots of noise outside, but a well maintained mid-century.
The only thing that worries me about the house is the wall panelling. Is that the old, highly flammable kind?
