Flood of New CV Homes

Pardee has four new tracts of homes in Carmel Valley. There will be a total of 377 houses here, plus a fifth tract (and the highest-priced), Vista Santa Fe, which is opening in January.

The grand-opening-after-the-pre-opening is this weekend and remarkably they have already sold 3/4 of the homes released for sale.

Prices are $1.6M to $2.4M in Vista Del Mar. Here’s a tour of the Plan 2 model:

  1. That section of Carmel Valley gets backed up on surface streets getting to the 56 which is also backed up. Too bad developers don’t see to have to build out the infrastructure to support all the people. They don’t even have a real grocery store there! (Just Trader Joe’s) Wonder where all the Mello roos are going?

  2. What kind of discounts are you seeing from Pardee for new construction? They seemed to be selling it pretty aggressively.

  3. The school district just decided that the $40mm in mello roos isn’t enough for the $50mm needed to build a new school. The 44 homes in Vista Santa Fe will attend Solana Santa Fe. Tough for our kids in the Crosby to have play dates with class mates all the way in PHR. Should be interesting to see how the houses sell when they get released.
