I was trying to get a feel for a house in a neighborhood that last sold in 2003. Decided to look at solds for 2003 vs. solds for the last 12 months. The volume was pretty equivalent. The median price per square foot for the neighborhood was up around 39% over that 12 year period. Out of curiosity, I checked a few other neighborhoods / zip codes and came out pretty similar, ranged from 35-40%. So roughly, very roughly, 3 – 3.5% annually, which I *think* is pretty much what CA RE does over the long haul. I don’t know if 2003 is a good, bad or indifferent baseline to use, but seems to me that with 2015 increases baked in, we at or around where we should be. Your mileage may vary. Get good help.

Okay, several observations.
First, 1200sf with sand is not 2400sf with a daily 50 min commute.
Second, if you avoid tuition the math is entirely different.
Third, who cares what sold last a dozen years ago when evaluating for what you need?
Ten years ago a Sony projection TV was a bazillion dollars and by modern standards, lameo. My miserable hovel clocks in at a mere fraction of those sweet sweet SD manses but hanging the TV on the wall made room for a pool table. Winning.

Hold on there, buddy! I have a Sony HD TV we bought in 2003. Even JtR noticed it in the video he “walked through” back in January, 2011 when he highlighted my new home on bubbleinfo.
Yes, it weighs 300 pounds and probably not an ounce less. But the picture is to die for…even now.
The only problem is that if I ever leave this home, I’ll need to call out the Navy Seals (the buffer the bodies the better) to move it. Alas, *Grin* everything in life has its pros and cons. You just have to be able to live with the cons…
